Buying an Ocean-View Home in Laguna Beach: What Buyers Should Know

By Andrea Ballesteros, The Ballesteros Real Estate Group with Coldwell Banker Global Luxury

Buying an ocean-view home in Laguna Beach is about much more than the view captured in the listing photographs. Buyers should evaluate the quality and orientation of the view, the home’s physical condition, lot and slope characteristics, access, insurance, title documents, renovation history and long-term ownership needs.

As a Laguna Beach luxury real estate broker and team leader of The Ballesteros Real Estate Group with Coldwell Banker Global Luxury, I help buyers evaluate both the beauty of a property and the practical details that may influence its value and enjoyment.

Define What “Ocean View” Means to You

Not all ocean views are the same. A view may be panoramic, framed, coastline-oriented, sunset-facing or visible only from certain rooms.

When touring a property, consider:

  • Which rooms have the strongest views?
  • Is the ocean visible while seated or only while standing?
  • Does the view extend to outdoor spaces?
  • How does the orientation affect natural light?
  • Is there glare during certain hours?
  • How do neighboring homes and vegetation affect privacy?
  • Could future conditions potentially influence the view?

Never assume that a view is legally protected. Property rights and future conditions must be investigated individually.

Visit the Property More Than Once

When possible, visit an ocean-view home at different times of day. Light, wind, traffic, privacy and the appearance of the coastline can change substantially.

I also encourage buyers to test the home as they expect to live in it. Sit in the living room, walk onto the decks, open the windows and consider how the spaces connect.

Evaluate the Lot, Slope and Access

Many Laguna Beach homes are built on hillside or coastal sites. Depending on the property, buyers may need to evaluate drainage, retaining systems, foundations, decks, stairs, driveways, road access and slope conditions.

A general home inspection may lead to recommendations for additional evaluations by engineers, drainage specialists, roofers, sewer professionals or other qualified experts.

Your realtor should help identify questions and coordinate access, but technical conclusions should come from appropriately licensed professionals.

Investigate Insurance Early

Insurance cost and availability can affect both affordability and the ability to close a transaction.

Buyers should contact qualified insurance professionals early and provide the exact address and property details. Homeowners, fire, flood and earthquake coverage are separate considerations, and coverage options may differ from one property to another.

Do not wait until the final days of a contingency period to begin researching insurance.

Review Disclosures and Title Documents

Buyers should carefully review:

  • Seller disclosures
  • Inspection reports
  • Preliminary title reports
  • Easements and restrictions
  • Permit and improvement records
  • Association documents, when applicable
  • Insurance or repair history provided during the transaction

Ask questions in writing and seek legal, tax, engineering or insurance advice when the question falls outside the scope of a real estate license.

Investigate Renovation Plans Before You Buy

If you expect to remodel, expand the home, add a pool, change windows or significantly alter outdoor spaces, investigate feasibility before making those improvements central to your purchasing decision.

Planning requirements, structural conditions, neighborhood restrictions, costs and timelines can affect what is realistically possible.

A beautifully renovated neighboring property does not automatically mean the same work can be completed on the home you are considering.
