Our seller described her closing as seamless. It was not seamless. One week into escrow on a seven million dollar beachfront property, water came through the ceiling from the unit above. It was seamless for her. That distinction is the entire job.
1603 S. Coast Highway is the kind of listing that comes along once. Direct beachfront, with a 1,200 square foot deck sitting right off the sand, an outdoor footprint that is nearly impossible to find in Laguna Beach at any price. Our seller had owned it and lived in it for twenty three years.

She had cared for it accordingly. The interiors were timeless and beautifully appointed, and her art collection gave every room real presence. It photographed exceptionally well and showed even better in person. Buyers did not walk in and see a project. They walked in and started picturing their own life in it.

The seller starts calculating what it costs to lose this deal and go back to market with a story attached to the listing. Deals die here routinely, and they die fast.
What followed was three weeks of unglamorous work: coordinating the repair and remediation, renegotiating price and furniture terms, managing a formal request for repairs, and keeping the emotional temperature low enough on both sides that nobody walked. Our seller saw a series of calm updates. What sat underneath those updates was daily coordination that never reached her desk, because it should not have to.
