It's a question many of our clients are quietly asking. Everyday costs are up. Rates are higher than we'd all like. And an uncertain economy can make any big decision feel heavier. So let's step back and look at it the way a friend would over coffee.
Ask the people who've already made the move. A recent NerdWallet survey found that 74% of recent buyers are glad they bought their current home. Just 3% regret it. That says something. Even in a demanding market, most homeowners feel they chose well.
It's easy to fixate on the moment. This week's rate. This season's headlines.
But a home isn't a one-year decision. It's where you'll gather, host, and settle into a rhythm. Whether that's a morning walk near the water or an evening on the patio, the value of a home is lived over years.
The numbers tell a similar story. According to the Federal Housing Finance Agency (FHFA), home prices nationally are up 33.4% over the past five years. Bankrate reports homeowners gained nearly $150,000 in wealth on average over that time, with equity rising in 90% of major metro areas.
That's equity doing its quiet work. As you pay down your mortgage and your home appreciates, your ownership stake can grow.
Over decades, the picture becomes clearer still. FHFA data shows national home prices have risen 336% since 1991.
That doesn't mean prices rise every year. They don't. And it doesn't mean buying is right for everyone, right now. The numbers, and the monthly payment, should feel comfortable.
It does suggest that waiting for the perfect moment can obscure the bigger picture.
Equity can become one of a homeowner's most meaningful resources. Freddie Mac notes that the equity you build comes back to you when you sell, and can fund the down payment on your next home, whether you're upsizing or rightsizing.
In other words, a thoughtful purchase today can shape the moves you make tomorrow.
They can, and they have. Historically, though, they've risen far more over the long run. The longer you own, the more time you have to move through the ups and downs while your equity builds.
Uncertainty is part of every market. It shouldn't overshadow what a home can offer over time. Most homeowners say they'd make the same choice again.
