Ask around Cliff Haven or Newport Heights whether Flecha Cantina has opened yet and you'll get three different answers, none of them confident. That's not because nobody's paying attention. It's because the wave of restaurant news that hit West Coast Highway back in July came with dates that were always going to move once construction crews and build-out schedules got involved. By late September, the gap between what got announced and what's actually seating guests tells its own story.
Five names got attached to this stretch of Mariners' Mile this year. Two are open. Three are still addresses with signs in the window.
Kaiya Omakase + Bar opened inside Lido House at 3300 Newport Boulevard back in July, and it's already the kind of reservation that requires planning ahead. The 12-seat sushi counter is run by executive chef partner Riley Huddleston, known locally for his work at The Mayor's Table, Lido House's signature restaurant, alongside chef Brian Kim. Twelve seats means the room fills fast, and residents who've tried to book on short notice have found out the hard way that this one runs weeks out, not days.
Down the highway at 800 West Coast Highway, Nēsos has taken over the space that sat dark after Pizzeria Mozza closed. The Greek restaurant comes from Vasileos Kotsiovos of Kotsiovos Hospitality Group, the same operator behind Louká in Beverly Hills, serving the kind of rustic, family-recipe cooking that space had been missing since the pizza oven went cold. Visit Newport Beach's own listing already describes it as open, which puts it a step ahead of most of its neighbors on this stretch.
Flecha Cantina is the name most people ask about, and for good reason. Mark Wahlberg and hospitality partner Randy Sharpe are bringing their fourth Flecha Cantina location, joining existing restaurants in Huntington Beach, Las Vegas, and San Diego, into the old Whaler space at 2800 West Coast Highway. The city issued an active business license for the address on June 19, which is about as close to confirmation as a restaurant opening gets before the doors are physically open. The target has been September since summer. As of this writing, no public opening date has been confirmed, and the announcement itself drew a mix of excitement and skepticism when it first circulated on local social media, the kind of split reaction a recognizable name tends to generate before anyone's actually eaten there.
A few blocks up at 2510 West Coast Highway, chef Tyson Cole is bringing Uchi to Newport Beach, his eighth location and the first in Orange County. The 175-seat room, including the bar, sits inside a new mixed-use building that's still under construction, with residential units stacked above the restaurant space. That detail matters for anyone trying to guess a realistic opening date. Uchi isn't waiting on staffing or a menu. It's waiting on a building.
The Nice Guy rounds out the trio still without a firm date. The h.wood Group, the Los Angeles hospitality group behind the original West Hollywood location, is opening its first Orange County restaurant and bar at 2607 West Coast Highway. It's the kind of concept that tends to generate its own gravity once it opens, but as of late summer reporting, a specific date hadn't been locked down.
This stretch of highway isn't reinventing itself for the first time. A five-minute walk north, Lido Marina Village is marking ten years since a 2013 redevelopment by DJM Capital Partners turned a run of aging waterfront bungalows into the retail village residents know now, anchored by Nobu Newport Beach, which opened there in 2017. Benjamin Gott, co-founder of Redwood West, the firm that took over ownership of the village in 2024, put it this way in a recent interview: "What continues to make Lido unique is its ability to bring together exceptional brands, restaurants and experiences in a way that feels authentic to Newport Beach and meaningful to the people who spend time here." The current Mariners' Mile cluster reads like the next chapter of the same pattern, just a few addresses south.
While the restaurant openings slide, one date on the fall calendar hasn't budged. StyleWeekOC and the Newport Beach Film Festival return to Fashion Island October 14 through 18, now in their fourth year running as a joint event, with film premieres, brand activations, industry panels, and a five-day run of programming anchoring what organizers describe as the West Coast's fashion and film calendar for the season. Unlike a restaurant build-out, a festival with a printed schedule doesn't have a construction crew to wait on.
For anyone trying to plan an actual evening out this fall, that split matters. Nēsos and Kaiya are real reservations right now. Flecha, Uchi, and The Nice Guy are worth a drive-by before you build an evening around them, since a closed door on West Coast Highway looks the same whether it opens next week or next spring. Fashion Island's October dates are the one thing on this list you can put in a calendar without a caveat attached.
