Our clients were first-time homebuyers searching for a place to call their own. Excited to begin this new chapter, they wanted a property that checked all their boxes while staying within budget.
They discovered the perfect fit in Rancho Santa Margarita. The condo featured a private backyard with fruit trees and flowers, offering the charm and outdoor space they hoped for. It was an ideal first home.
As with many first-time buyers, the process came with its share of challenges. They were navigating every step for the first time in a competitive market, needed seller concessions for repairs, and faced unexpected issues such as a large scratch found on the hardwood floor during the final walkthrough. The biggest hurdle was negotiating a significant credit for repairs, which became essential to move the transaction forward.
To protect our clients’ best interests, we communicated clearly with the listing agent and emphasized that the deal would not proceed without the repair credit. This strategy resulted in a ten thousand dollar credit that offset the necessary work. When the floor scratch was discovered at the walkthrough, we continued to advocate on their behalf and obtained an additional reimbursement from the staging company responsible.
The home closed in thirty days. The final sale price was nine hundred ten thousand dollars compared to the list price of eight hundred ninety five thousand dollars. In addition to securing the home, the buyers received a ten thousand dollar credit for repairs along with a three hundred dollar reimbursement for the flooring issue. They were thrilled with the outcome and felt confident moving into their first home.
